Get Your New Home With Neighborhood BuildersExperiencing our building process Here at Neighborhood Builders, we have strived very hard to offer a unique, pleasant and stress free home building experience. We believe building your custom home should be an experience people look forward to and enjoy throughout the entire building experience. Our process starts with a one on one consultation to give us the opportunity to learn about your home building needs. We offer a series of unique ranch and two story plans as well as an in house architect to design the home of your dreams.

Get to know us…

  • We will review every step of the home building process and guide you through the beginning stages of selecting a home plan and building site. We never use “builder lingo” and believe in trustworthiness and honesty as the foundation of our relationship.
  • We always encourage you to bring plans, photos and any sketches of your visions for your dream home.
  • Review your selected home site from our inventory of hand selected lots or your own self purchased home site whether it be a beautiful in town subdivision or an acreage home site with rolling hills. We build anywhere in the Des Moines surrounding metro area.
  • We carefully help you select a perfect house plan from our unique hand selected home designs giving you the opportunity to modify the house to fit your family needs free of charge or use our in house architect to combine multiple designs to create your perfect custom home!
  • We offer multiple financing options and will guide you through the process including self financed and builder financed loans using our preferred financing firm or any bank you’ve selected.
  • Review our exclusive 1 year/ 10 year warranty process.
  • After the initial consultation you will receive a home quote that can be modified to accommodate your needs and budget. We never use allowances or allowance budgets. This insures all products selected are included in the price of the home and costs do not rise during the construction process.
  • Tour our design center and experience the actual products and options included in our homes without the need to run all over town to choose your options.
Once you have decided on your new home, completed the plans and finalized your purchase agreement we will review your General Building Specifications. This 30 page document insures every detail of the home is listed from materials used to how it will be constructed covering items from the foundation footings to the make and model of the door knobs.


Design Process


Before the building process commences, you’ll sit down with your personal design consultant Jennifer at the Neighborhood Builders design studio, where you’ll make the finish, fixture and design selections that make your home truly your own. At your appointment you’ll make the following selections:
  • Window color
  • Siding & gutter colors
  • Roofing color
  • Stone/ brick styles and color options
  • Front door style and finish
  • Kitchen cabinets (species, door style, options and color)
  • Cabinet hardware
  • Countertops (granite, Silestone, laminate, concrete)
  • Plumbing fixtures
  • Appliances
  • Interior doors and trim, railings, spindles and custom treatments
  • Fireplace mantels and bookshelves
  • Door and bathroom hardware
  • Hardwood and laminate flooring
  • Tile and carpet
  • Exterior and interior paint colors
  • Landscaping and trees
KeyAll product selections must be made prior to starting construction and we recommend allowing a couple two hour appointments to make all the selections and we encourage you to bring along any magazine clippings, photos and fabric samples to help make the selections.

After all selections have been made and financing is complete it is time to start construction. The first homeowner walk through is during the mechanical stage meaning the house is framed up and roofing is on. We use this time for you to select the proper locations for light fixtures, light switches and special outlets. We feel this step is best done in the home as it can be confusing to attempt this on a flat 2D house plan. The approximate construction time for a home is fourteen weeks and of course can vary depending on the home size, options and weather. The last step toward closing is our preliminary walk through and orientation. All features of the home will be discussed including how to maintain and properly care for each item. We also walk through the interior and exterior of the home to inspect for any flaws at this time as well as review your homeowners warranty book which is provided to you. This booklet will includes all of your warranty information, all contact info, and details that you may need for future reference. The entire building process is completed by a final walkthrough to ensure any flaws found in the previous walk where corrected.

All of our homes are 5 STAR energy certified and built to NHAB Green built standards.


Warranty Service


Warranty ServiceThe building process is complete and the big moving day is here, however, the service does not stop. Our exclusive warranty features a 1 year door to door warranty and 10 year Tremco foundation weatherproofing warranty. As the warranty starts the day of closing we take pride in our “45 Day Walk Through” as we know little items such as a loose door knob or squeaky cabinet drawer can be very annoying to live with. All of these items are fixed at the 45 day point followed by our 1 year walk through.


Referral Program


Majority of our customers are referred to us by past customers who are thrilled with their home. We offer a unique referral program allowing clients to refer a customer and be rewarded. Any previous Neighborhood Builder customer who refers a friend will be thanked with a $500 Lowe’s or Homemakers gift card upon a signed purchase agreement and we will also show our appreciation to the new customer with $500 in upgrades to the new home. This is our way of saying thank you!
